HEIN is delivering Mosaïq Ottawa Phase 2 for Ottawa Community Housing under a Lump Sum delivery method, supporting the construction of new affordable housing in central Ottawa. Located within the block bounded by Gladstone Avenue, Rochester Street, Booth Street, and Raymond Street, the project forms part of OCH’s broader plan to create a more connected, sustainable, and inclusive urban housing community.
HEIN’s scope includes two new nine-storey residential buildings constructed entirely of concrete and connected by a shared one-storey basement. Together, the buildings total 232,973 sq. ft. of gross floor area. Building A, located at 820 Gladstone Avenue, will provide 155 homes and approximately 4,000 sq. ft. of commercial space at grade, while Building B, located at 305 Rochester Street, will provide 86 homes. The shared basement is used primarily for parking, with additional building support and service spaces.
Together, the buildings will add 241 low-income and affordable rental homes, with a mix of bachelor, one-bedroom, two-bedroom, and three-bedroom units, along with three townhouse-style units within Building B. Shared amenities, bicycle parking, storage, parking, and ground-level community-oriented spaces will help create a practical and connected living environment for residents.
The project is designed to achieve Passive House certification, with sustainability measures that include geothermal heating and cooling, wastewater heat recovery, rooftop solar photovoltaic arrays, and barrier-free housing best practices. Once complete, Mosaïq Ottawa Phase 2 will add much-needed affordable housing in a central urban location while supporting a more sustainable and community-focused neighbourhood.
